We are off to a running start on spring inspections and site visits this month! This photo was captured at one of our communities documenting the condition of landscaping after our cold and semi-snowy winter. We also wanted to document if spring cleaning was completed or if additional work was needed. We love site inspections especially when it is 80 and sunny!


SPRING IS HERE! NOW WHAT?

Spring is a time of transition for HOA communities as properties come out of winter and shift back into regular maintenance. Melting snow and changing temperatures can reveal issues like pavement movement, landscape damage, drainage concerns, or exterior wear. This is a good time for boards and homeowners to expect inspections, clean-ups, and increased vendor activity. Staying on top of small repairs, landscaping needs, and seasonal planning early helps keep the community looking its best and avoids larger issues later in the year.


IRRIGATION STARTS UP

As spring arrives, irrigation systems are gradually turned back on after being dormant all winter. Start-ups typically include system inspections, slow pressurization, and adjustments to sprinkler heads and controllers. Winter conditions can cause damage that may not be immediately visible, so follow-up repairs and fine-tuning are common in the early weeks. Residents may notice adjustments taking place as systems are balanced for weather conditions and water conservation.


POOL OPENINGS & PITFALLS

Pool season also requires advance planning and coordination. Opening a community pool involves inspections, equipment startup, safety checks, and communication around access, rules, and readiness. Weather and equipment issues can sometimes delay openings, even when pools appear ready. Clear expectations and early communication help ensure a smoother start to the season and a safe, enjoyable experience for everyone once the pool opens.
